Not Complete, But East Village Apartments Filling Up Fast

In the next year, hundreds of apartments will come on the rental market in downtown Tulsa.

One of the newest buildings, The Edge, is set to open this spring in the East Village, on the east side of downtown Tulsa. There is already a long list of people wanting to live in the 160 apartments.

They definitely aren't going to be the cheapest apartments to rent, but the owners of the property say they have faith in the Tulsa market.

In the heart of downtown Tulsa, many historic properties are being renovated into apartments - and they're filling up fast.

Along the fringe of downtown, things are a little different. Tulsa's American Residential Group is building The Edge in the East Village, with brand new everything.

”We don't know how deep this market is, but we feel comfortable that it’s deep enough to take care of what we are building,” Steve Ganzkow said.

One-bedroom apartments will start around $1,000 a month and 2-bedrooms around $2,000 a month.

Ganzkow said, “That amenity package, which you can only really get in new construction, costs money, and that’s what we think people want.”

Those amenities include things like a gym, common area kitchen, and, Ganzkow points out, “This will be the pool area here with the grilling stations.”

He said, “What they really want is to socialize with their neighbors. They like to stay and hang out together.”

The Edge is the first of two new properties American Residential is building in the East Village.

Meagan: “Are you experimenting with this before you start on The View at all?”
Ganzkow: “Yeah. This one, The View, which is our next one, is 200 units across from the ballpark is a different concept than this one.”

Most likely pricier, he said, but the volatile oil industry is something that can't be ignored.

“Things are going to slow down and we would like to find out exactly what’s going to happen with Williams’ merger and so forth,” he said.

Ganzkow said they have a goal of filling 100 of the 160 units at The Edge before even starting on The View.
