Locally-owned Promise Hotels and The Ross Group has unveiled plans for a new development near the BOK Center in downtown Tulsa.

The group said it will be a $16 million mixed-use development that will feature a seven-story, 126,500-square foot, 134-room Hilton Garden Inn. It will also house 15,000-square foot of retail and restaurant space.

The development is expected to be completed by 2016 and will be located at 201 S. Cheyenne Ave.

The project is a fusion of adaptive reuse and new construction, according to developers. An existing 1970s-era building will be repurposed into the retail, restaurants, event space and rooftop patio. The new Hilton Garden Inn will wrap around it.

The Tulsa Metro Chamber of Commerce says hotel sales in Tulsa are up 30 percent in the last two years, and president Mike Neal says two buildings are responsible for starting downtown growth.

"The real catalyst in much of this was the public investment in the BOK Center, the public and private investment in ONEOK Field," Neal said. "Those two significant public projects have really stimulated millions and millions of dollars."
