A data center development in North Tulsa County can proceed after the land was rezoned from Agricultural to Industrial.
The 500-acre parcel is under contract and partially cleared, according to attorney Lou Reynolds, who represents the developer. A survey crew was working at the site on Wednesday. The project is between 76th and 86th Streets North, and between Sheridan and Yale.
At the Tulsa Metropolitan Area Planning Commission, Reynolds assured commissioners the project would not negatively impact a small neighborhood on Yale Avenue or create issues with water or power, despite typically high demand on utilities from data centers.
“We're as far away from everybody as we can possibly be, and want to be that way,” said Reynolds, describing 300’ setbacks from homes, and a green space along the eastern edge of the project.
Renderings of the development showed four large buildings toward the interior of the area, with one closer to 76th Street by a new substation that Reynolds said PSO would install.
“We're spending a bunch of money off-site to improve PSO's system, so we're going to enhance their system and enhance reliability,” he said.
He said the data center would use City of Tulsa water, drawn from an existing 48" water line on the site, and would not impact the nearest neighbors, who are supplied by a rural water system.
Representatives of iron and electric workers’ unions said it would amount to 6 months of iron work for 100-150 people and $40 million in wages for electric workers.
The developer, Beale Infrastructure, said in a statement that the project would “contribute significantly to the local economy, including strong ad valorem taxes and many high-paying jobs."
Property taxes from the site would benefit Owasso Public Schools, which submitted a letter of support for the rezoning application.
